Lien Searches with Estoppel Letters
On October 18, 2023, the Town of Davie Town Council adopted revisions to the lien fees. The Town of Davie requires processing an estoppel letter with all lien searches conducted per folio number (parcel identification). These revisions are effective immediately. Therefore, the revised processing fees for lien searches are as follows:
Rush search (48 business hours turnaround time if received before 2:00 p.m.): $185.00 per folio number (parcel identification)
Regular search (3–4 business days turnaround time): $170.00 per folio number (parcel identification)
The estoppel letter will include outstanding liens, fees, fines, open violations, a record of the property's status with the town before closing, and any applicable payoff amounts.
The Town Clerk’s Office verifies lien information on water and sewer agreements, lot clearing, special assessments, open code violations, pending or recorded liens, unsafe structures, unpaid utility balances, open and expired permits, special assessments, and lien payoff amount.
Completed searches will be processed and delivered via email, if supplied, or facsimile. Any request for mail services must be prepaid by the requestor.
Additionally, it is advised that you check the Broward County Public Records Division for any additional recorded liens not associated with the Town of Davie.

Please complete each field on this form and mail/hand deliver/email it to the Town of Davie Town Clerk’s Office located at 8800 SW 36th Street, Davie, FL 33338 along with payment which can be made in the form of credit card (Mastercard, Visa, Discover) cash, check, cashier’s check or money order made payable to the Town of Davie. Completed searches will be returned via email.
